Relevance
Do you match the search? Google reads your categories, services, description, reviews and the website behind your profile to decide what you actually do. You control this almost entirely.
Chapters 7, 10, 11 and 18
Every step from an empty listing to the map pack and the AI answers. I'm an appraiser, and this is the exact playbook behind my own profile's 7 to 12 orders a week. No email. No call. No upsell.
Then attach it to your AI and type do this
SALE. LIMITED SPOTS. Drop your name and email, get a pitch. Most of it is recycled, some of it is flat wrong, and a shocking amount of it teaches features Google killed years ago.
So here's everything I learned, free, in one document. The build, start to finish. The ranking engine. The AI layer that now decides who gets recommended. The legal landmines around reviews. The routine that keeps a profile alive. And the receipts from my own profile, so you can check that I actually did it.

Google publishes exactly one document on how local ranking works, and it names three things. Every consultant's "proprietary framework" is a theory about these three words.

Chapters 7, 10, 11 and 18
How close you are to the person searching. You can't change it, and nobody else can either. Strong relevance and prominence widen your reach at the edges. Anyone promising to make you rank everywhere in the metro is selling physics violations.
Chapter 2
How known and trusted you are: review count, quality and recency, plus mentions and links around the web. It compounds, it's slow, and a new competitor can't fake it. That's why it's worth building.
Chapters 14 and 17
45% of consumers used AI tools for local business recommendations in BrightLocal's 2026 survey, up from 6% the year before. Your profile is now the raw material ChatGPT, Gemini and the rest use to describe you.
Chapters 19 and 20
Illustration. Your map, your competitors, your numbers.
Google kills profile features quietly, and the paid courses don't update their slides. If someone is still selling you one of these, check the date on everything else they say.

The full list, what replaced each one, and the tactics that never worked
The guide tells your AI what "do this" means. The instructions are printed right inside it, on the Master Prompt page, so nothing is hidden from you.
You are my Google Business Profile coach. The attached guide, "GBP MAXXING v1.4," is your strategic framework. Its badges tell you what each claim is: GOOGLE-CONFIRMED (documented by Google), LEGAL (federal requirement), SURVEY (industry survey or study), FIELD (practitioner observation), MY CALL (the author's recommendation). Because Google changes features constantly, verify any feature, limit, or policy against current official sources (support.google.com/business, ftc.gov) before advising me to act on it. If the guide and current documentation conflict, follow the current source, tell me about the conflict, and note the date you checked. Never invent a statistic, policy, or citation.
My business: [type of business], in [city/area], serving [who], in business [X] years. What makes us different: [one sentence].
Coach me through Part II one chapter at a time, one task at a time, in plain language, waiting for my confirmation before the next. Check my drafts (description, services, posts) against the guide's formulas, checklists, and the October 2026 content rules. Never tell me to change my live profile without explaining what and why first. Stop me if I propose anything that violates Chapter 14's review rules or Chapter 23's junk-drawer list. When the build is done, set up my Part III engine, my Chapter 20 agent-readiness check, and my Chapter 22 maintenance calendar. Start by asking me the two or three questions you need to fill any gaps.
Let's build your Google Business Profile, one step at a time. Five quick questions first:

24 chapters in six parts, 27 chapters and a seventh part in the Appraiser's Edition. Plus a 90-day plan, a master checklist and a source for every claim. Each claim is labeled: Google-confirmed, legal requirement, survey, field-tested, or my call.

If your customers find you by searching Google, Google Maps or an AI assistant, this is for you. My examples come from my own appraisal firm because that's the profile I can prove, but every step works for any local service business.
I'm Mike Giampa. I run DC Metro Appraisals in Fairfax, Virginia.
Certified residential appraiser in Virginia, DC and Maryland. 34 years in the business. More than 15,000 appraisals.
I'm not a marketer, a coach or a course seller. In 2025 I built my firm's Google profile from scratch, with no agency and no budget for one. I put thousands of hours into it, cross-examined six AI platforms against each other and against Google's own documentation, kept what worked and threw out what didn't. Then I wrote it all down and gave it away.
If the guide made you money, or saved you from a $2,000 course, a tip is appreciated and never expected. Everything here stays free either way.
This code and the one inside the guide are the only official tip codes. If a copy of the guide shows a different one, it's been tampered with. Is your copy real?
Yes. No email, no sign-up, no call, no upsell. Download it and it's yours. There's a tip jar if you want it, and that's the end of it.
Any local service business: the regular guide. Appraisers: the Appraiser's Edition. It's the same guide plus Part VII on UAD 3.6 and private work.
Yes. Open ChatGPT, Claude or Gemini, attach the PDF, and type do this. It asks you five questions about your business, then walks you through the build one step at a time.
The best paid version of whichever one you already use, with web search turned on. Free tiers run lighter models with tighter limits, and this job means reading a long document and checking live sources.
Nobody can promise that, and anyone who does is lying or about to get you suspended. What you get here is the full playbook inside Google's rules, and the weekly routine that keeps it working.
Version 1.4, fact-checked against primary sources on November 5, 2026. When Google changes something, the guide gets updated here, and the changelog shows what moved.
Please do. Send it to anyone it can help. Keep my name on it and don't sell it.
Because my feed is full of guys charging $2,000 for this, and a lot of what they sell is wrong or dead. It worked for my business. It should work for yours.
